The greater Hilton Head Island Market Area is comprised of two geographic components referred to as "On Island" and "Off Island" communities.
The "On Island" market encompasses including Hilton Head Island which is at the core of southern Beaufort County's population growth. Although the Island is approaching build out, it does not mean that the permanent population growth will slow or stop in the near future. This market segment is expected to expand at a healthy pace. However, much of this growth will be people who have vacation houses on the island and who will transfer here permanently as they retire.
