The greater Hilton Head Island Market Area is comprised of two geographic components referred to as "On Island" and "Off Island" communities.


"On Island"

The "On Island" market encompasses including  Hilton Head Island which is at the core of southern Beaufort County's population growth.  Although the Island is approaching build out, it does not mean that the permanent population growth will slow or stop in the near future.  This market segment is expected to expand at a healthy pace.  However, much of this growth will be people who have vacation houses on the island and who will transfer here permanently as they retire.  The island has eleven "plantations" or gated communities, 23 golf courses, numerous tennis facilities, eight marinas and a variety or recreational and other public facilities, not to mention a  substantial retail community and and expansive restaurant market.  In fact, several golf magazines, including Golf Digest , have indicated that five of the "best" golf courses in America were in Southern Beaufort County and Tennis magazine ranked four local resorts among their 50 best tennis facilities in the USA.  In addition, Travel and Leisure magazine indicated that six of the 40 best golf resort communities were within this "On Island" market area.


"Off Island"

The off island market includes the areas south of the Broad River to the Georgia border and west of Hardeeville/Exit 8 at I-95 to Moss Creek Plantation, including the May River and Daufuskie Island.  There are eleven PUD's off island and several that have been planned or permitted and/or under construction.  There are also 23 golf courses in this off island area with 17 courses approved or under construction.  In addition, nearby Daufuskie Island have three golf courses, bringing the total in the greater Hilton Head Island market area to 49 existing courses and 17 announced or under construction for a total of 66 area golf courses.

It is of interest to note that Beaufort County has the fastest rate of population increase in South Carolina from 1990 to 2000.  That was a 39.9% climb reaching 120,937.  However, Southern Beaufort County jumped by 73% during the same period.  Thus reflecting the recent growth in the Okatie/Cherry Point area.

Sun City is adjacent to and an integral part of the Okatie/Cherry Point area which is at the intersection of Highway 278 and Highway 170/  Sun City is still building out into their final phases and once completed in roughly two years, the community will have over 7200 homes.
